The Compartilha is an action front of the FICA that seeks to change the reality of the tenement dwellers in São Paulo. Every month, the low-income population that needs to live downtown spends billions of reais in rent and receives in exchange housing of terrible quality, unhealthy, unsafe.

Through the project Compartilha, the FICA:

  • mobilizes resources with people interested in changing this reality;
  • acquires real estate in neighborhoods where there are strong tenement markets;
  • puts the properties in good condition;
  • It rents these properties for about 30% below market rates;
  • formalizes rental relationships;
  • does building managementand supports the community;
  • returns the money to the investors, with some financial return.

It is a project that acquires and renovates properties in central neighbourhoods in São Paulo, with social impact loans.

The FICA Fund is an endowment fund. The Compartilha is a new fund for social impact investments. The resources of Compartilha are not mixed with those of the FICA Fund, which continues to grow normally.

Old properties at risk of being turned into tenements or even properties already used as tenements at present.

A professional team aggregated by FICA, which already has experience in social renting, advised by specialised consultants.

Yes, we have already mobilised resources and acquired a first property in the Bom Retiro neighbourhood. We are currently raising funds for the purchase of the second property.

In the first project, the minimum value is R$ 10,000. We are working to reduce this value.

By an instrument called a a loan agreement. It is a loan.

The financial return is 4% gross per year. It is not a high yield investment, it is for those who are interested in social impact, in the world that our resources help build.

It is very secure. The property guarantees the investment. In the worst imaginable scenario, you sell the property and return the money to the investors.

The money is repaid in 20 semesters. Each semester 5% of the principal is returned, plus interest.

We send six-monthly project monitoring reports.

The loan must be indicated in the investor's annual income tax return, in section "51 - Credit arising from a loan", on the Assets and Rights tab. At the end of each year, FICA will send investors information and instructions on how to fill out the declaration.

Recognition

The project was selected among more than a thousand proposals and accelerated in the LabHabitation of Artemísia between October and December 2020.

Compartilha is part of a global network, the Wealth Inequality Initiativewhich aims to integrate people from different social groups around four common objectives: to bring socio-economic inequality into focus, to produce knowledge, to mobilise different actors in the reduction of this inequality and to propose actions for the construction of a more egalitarian society.

It was also one of six finalists for the Architecture in Development and the team is undergoing a six-month acceleration.
