This flat was the first step of FICA in the creation of an alternative model of property ownership in Brazil. From this pilot experience we have proved that it is possible to guarantee affordable housing in central areas.

Where is

At Julio Mesquita Square, right in the centre of Sao Paulo. Close to the underground station, bus stops, bike paths, libraries, cinemas, museums, green areas, Sesc, trade, jobs. A diverse place, with life day and night.

How is

The flat has 47 m² and is located in downtown São Paulo. This flat was acquired in 2017 and was renovated with donations, to improve the entry of natural light and house with quality the first family in a project of FICA. The family living here today consists of a couple and three children.

Rental value

In July 2019, after a careful selection process, it was rented for 633 reais per month - an amount that corresponds to about 50% of the market price.

This amount was based on the flat's cost price, and is divided into: FICA 's administrative costs fee (100 reals), the flat's wear and tear fee (100 reals), a contribution towards the purchase of new flats (100 reals), insurance (20 reals) and a condominium fee (313 reals).

Selection process

The selection was made through suggestions from housing-related entities in São Paulo of families that met the profile for this pilot project: family headed by a woman; any family composition can be accepted; there must be at least one child in the household; working in the central region. Our action doesn't stop there: annually we see how the family is doing to understand the impact of the house on various aspects of life, such as health, education, income/work, leisure and culture. The impact of 1 year of new flat can be accessed below.
