Where is

In Bom Retiro, downtown São Paulo, near the Tietê River and the Campos Elíseos and Barra Funda neighborhoods.

The neighborhood is known for its textile center with factories and stores near Rua José Paulino, which generates many jobs for migrant and low-school populations. There is also an enormous diversity of cultural institutions such as the Oswald de Andrade Center, the Casa do Povo, the Pinacoteca, and very close by the Luz Park and Station and the Museum of Sacred Art. 

It is also historically a welcoming place for immigrants and the great diversity of restaurants of Greek, Arab, Jewish, Colombian, Paraguayan and many other families tells this story well. In 2019, the neighborhood was considered the most coolest in Brazil by the British magazine Time Out.

Besides this, it is where fica is located another of our properties, the Jaraguá House and our little room in the Casa do Povo. For these reasons, the neighborhood is going through a gentrification process. We can already see the emergence of bars, as well as designer clothing and tennis stores.

The property is 85 m², with two bedrooms, a spacious kitchen and bathroom, a small yard, and two living rooms. It is in the renovation phase.

History

The apartment entered FICA in 2022. The property was fragmented among 13 people in the same family, a condition that contributed to the property being empty and which made the purchase process much slower than the traditional one. Because we were a social landlord, with less urgency in buying a property, and with the support of two law firms, we were able to acquire property in this ownership condition. Upon payment of a down payment, we took possession of the property upon signing the purchase and sale contract and were able to put the property to use from the start, which has already housed events from FICA and even exhibitions.
